Introduction
If you’re competing for properties in Salt Lake City, sprinting to lock up a Park City rental property, or eyeing a home in St. George, Utah, I’ve learned one thing in my years as a direct lender: speed and certainty always win. Hard money delivers asset-based loans in Utah that close fast, with flexible underwriting and clear exit paths.
As a private money lender myself, and founder of High West Lending and Private Money Utah, I’ve helped countless Utah individuals and real estate investors to secure the hard money financing they need. Whether it’s to win deals in a competitive market or to get fast funding when it’s needed most. Whether you’re a seasoned flipper, or just getting started with your first BRRRR project, having the right financing partner can make or break your investment strategy. Below is my Utah-specific, hard money loan guide, and how to get a same-day quote from my team at High West Lending.
What is a Hard Money Loan (Utah context)?

Hard money loans are short-term, asset-based loans secured by investment property and owner-occupied property. We prioritize the property’s current value or After Repair Value (ARV) and the borrower’s plan for loan approval rather than focusing on tax returns or Debt to Income (DTI) ratios. This allows much faster loan closings than banks. Unlike traditional lending, where you’ll spend weeks gathering documents and waiting for a final loan approval, Utah hard money lenders focus on what really matters: the property itself.
In my years lending throughout Utah, I’ve seen this approach make the difference between winning and losing deals for hundreds of real estate investors. When a great property hits the market in a coveted neighborhood in Provo, or Salt Lake City, you don’t have 45 days to close—you need to move fast, and that’s exactly where hard money lenders shine.
The beauty of asset-based lending is that we’re betting on the property and your plan, not trying to dissect every line of your tax returns. This approach has allowed me to fund everyone from individuals in need of fast funding, to beginner real estate investors doing their first fix and flip, and even seasoned real estate investors.
Why Use Hard Money in Utah?
Utah’s real estate market moves fast, and traditional financing simply can’t keep up. And often, individuals and business owners need fast funding to accomplish their goals. Here’s why smart investors and individuals choose hard money:
- Speed to close: often within days, versus 30-45 days for banks. I’ve closed deals in as little as 2 days when title was clear and ready to go.
- Flexible underwriting: focus on as-is value or After Repair Value (ARV) and the borrower’s plan of action, not tax returns.
The Utah real estate market is particularly well-suited for hard money loans because of the high demand and limited inventory. When you’re competing against cash buyers, having a pre-approval letter (sometimes called a ‘Proof of Funds’ letter) from a hard money lender makes you equivalent to cash in the seller’s eyes.
Rates, Fees, and Terms
Transparency is everything in this business, so here’s exactly what you can expect when working with a hard money lender in Utah like High West Lending:
- Interest rates: Typically 10-13% in Utah, depending on the deal complexity and borrower experience. Varies by property type, location, and state, since I lend in multiple states in the west besides Utah.
- Loan Fees (also called “Points”): 1-2 points (1-2% of the loan amount). No surprise charges at closing.
- Loan Amounts (Leverage): up to 70% of ARV on fix and flips in Utah and up to 80% of purchase price for bridge loans. Refinances are 65% to 70% of the value.
- Loan Terms (Loan Duration): 6-24 months.
- Closing Timelines: between 3-10 business days once we have clear title and property evaluation completed.
These terms reflect the current Utah market conditions at the time this article is written, and terms vary considerably from one property to the next. I’ve found that borrowers appreciate having a general idea about hard money loan terms, but often get a particular interest rate or fee structure stuck in their heads. Don’t get attached to a specific interest rate because that may not be the rate that your particular deal can fetch.
Hard Money Loan vs. DSCR Loan vs. Bank Loan

Let me break this down: Hard money loan = fast funding, flexible, short-term. DSCR Loan = long-term, based on rental property income. Bank loan = lowest rates and highest loan to value (LTV) but slowest approval.
After funding thousands of deals across Utah, I can tell you that choosing the right financing for your timeline and strategy makes all the difference. Don’t get caught in the trap of trying to find the lowest interest rate because the lender quoting the lowest rate may not approve your loan in the end, or may not be able to close quickly. Each type of financing serves a specific purpose in your investment journey. Next I’ll share some examples of what I mean.
Hard money loan vs. DSCR loan vs. Bank loan (at a glance)
| Feature | Hard Money | DSCR (Rental/30-yr) | Conventional/Bank |
| Speed | Days | Weeks | Month(s) |
| Use-case | Bridge, investment purpose | Stabilized rentals, BRRRR take-out | All types |
| Underwriting | Asset & value-driven; light docs | Rents & DSCR-driven | Full doc, income/DTI |
| Term | 6–24 mo, interest-only | 5 year, 7 year, 30-year amortizing | 30-year amortizing |
| Rate | Based on down payment size or risk | Based on prime rate plus | Lowest rates |
| Prepay | Typically no | Usually has prepay period | Depends on occupancy status |
The key is knowing what your biggest need is in getting a loan. If you need speed, hard money loans are the way to go. Hard money gets you the funding fast, DSCR loans are for rentals when your personal income won’t qualify, and bank financing provides the lowest cost of capital for the long term.
Loan Programs Available
High West Lending offers a range of hard money loans and bridge loan loans in Utah (and other states) to match your specific need. Whether you’re an individual or business owner looking to get a loan against your property or buy a property, or you’re a Utah real estate investor, we lend to a lot of different types of borrowers.
Bridge Loans – Ideal when you need to get a loan fast on a home, a rental property, a commercial property, or on land located in Utah. A bridge loan is a bridge to a refinance loan or a property sale. A refinance loan is usually a long term loan to pay off the bridge loan, such as a 30 year loan, or a 5-7 year DSCR loan.
Fix & Flip Loans & Rehab to Rent Loans – Perfect for Utah fix and flips, or rental properties in Utah that need rehab. Loan with quick turnaround timelines, pay back in 12 months.
Rental/DSCR Loans – Loans based on the property’s rental income rather than your personal income. Short term options of 12-24 months and long term options from 5-30 years.
Construction Loans – For ground-up construction in Utah and completion construction projects.
Land Loans – For land purchases in Utah, or for or refinances when you already own the property.
Each loan is looked at individually, on a case-by-case basis.
Sample Utah Deal – The Numbers
Here’s a typical investment property scenario I see regularly in our Utah markets, using real numbers from a recent deal funded:
Purchase price $200,000 + Rehab $50,000 = $250,000 total needed
After Repair Value (ARV): $300,000
Max loan of 70% ARV = $210,000 loan amount
Loan amount of $210,000 covers a portion of the total cost of $250,000 (purchase price + rehab cost)
The borrower will need a $40,000 down payment ($250,000 minus (-) the $210,000 loan amount = $40,000).
Now this is just one example of a very small sized, investment property purchase. This is only one type of hard money loan that is available, our loan programs also cover large loan amounts of $1 – 5 MM. I also fund on owner occupied bridge loans, commercial properties, rental properties, and other property types in Utah.

How the Process Works
My streamlined process as a direct lender looks like this, and it’s designed for speed without cutting corners. My team at High West Lending excels at giving a quick yes or no answer. Here’s how we do it:
- Apply (5-10 mins) – Quick online application.
- Loan Approval (24-48 hrs) – We move fast on property evaluation and loan approval.
- Loan Closing (Days) – Once all information is verified, including property value, I can close in under a week.
Utah Market Call-Outs
From my extensive experience lending across Utah, here’s what I see in a few different markets and how hard money fits into all of it. This is just a sample of the many places I lend in:
- Salt Lake County: infill flips in high demand areas, duplex conversions, ADUs. Hard money helps with cash-like offers that always win in multiple offer situations.
- Utah County: tech corridor growth driving demand, strong BRRRR opportunities with appreciating values.
- Ogden-Layton: lower price ranges, hard money loans are great for properties that need rehab.
- St. George: vacation rentals with strong rental yields, hard money loans allow investors to move fast.
- Park City: luxury rehabs requiring conservative LTVs due to seasonal market dynamics.
These market insights come from years of funding deals in each of these areas and understanding what works where. Each market has its own opportunity profile, and these are just a few places that we lend in Utah. We lend all over Utah including Logan, Moab, Davis County,
Pitfalls to Avoid

I’ve seen mistakes cost investors a lot of money over the years, and I share these insights to help you avoid the same traps:
- Underestimating rehab costs and timelines – Utah’s construction costs have risen significantly and continue to rise. Permitting can take longer than expected, especially in some municipalities.
- No clear exit plan – Know whether you’re selling or refinancing before you start the project, and have at least 2 back up plans.
- Choosing out-of-state lenders unfamiliar with Utah markets – Local knowledge matters, especially when it comes to valuing properties quickly.
- Overleveraging – Borrowers sometimes borrow too much and are spread too thin.
As a Utah-based direct lender, I help borrowers avoid these common traps by providing realistic assessments and transparent guidance from day one. My job isn’t just to fund your deal—it’s to help ensure your success.
