Frequently Asked Questions

Hard money loan terms in Utah vary a lot and are on a case by case basis. But generally, interest rates for hard money loans in Utah range from 10% to as high as 14%. Loan fees range from as low as 1 point (1% of the loan amount) to as high as 4 points (4% of the loan amount). Loan terms range from 6 months to 24 months.

For most of our loans, there is no minimum credit score required. However, for some of our bridge loans, and our construction loans, a min credit score may be required in some cases. Loan size and plan for paying the loan back may be factors that require a minimum credit score.

Funding can be as quickly as 3 days, and can take as long as 14 days. Funding timeframes depend on the specifics of the loan being requested. More complex loans, construction loans, or larger loan amounts may take more time to fund as compared to small loan amounts or uncomplicated loan requests.

There is no difference between a private money loan and a hard money loan. These two terms refer to the same type of loan, which is a loan that is a short duration, with a higher interest rate, from a non bank source.

A hard money loan is a lot easier to get as compared to traditional loans from banks, credit unions, and mortgage companies. This is because hard money lenders typically do not have a minimum credit score requirement. Hard money lenders also do not require income documentation to approve a hard money loan. Hard money lenders tend to look at the property being used as collateral first, rather than look at the borrower’s credit profile first. For this reason, even borrowers with bad credit are able to qualify for a hard money loan.

Yes, most hard money loans require some sort of down payment. Even if a hard money lender funds the purchase and rehab, a borrower will still be required to cover the loan closing costs, monthly payments, and have cash in reserves for contingencies.

Hard money loans can be risky if you don’t have a solid plan for how you’ll pay back the hard money loan in a short amount of time. This is because hard money loans tend to be short term, usually 1 year or less. If you don’t think you have a solid plan (or two) for paying a hard money loan back in 1 year or less you shouldn’t take a hard money loan. Hard money loans with durations of 6 months or less are far more risky to take as compared to hard money loans with durations of 1 year. This is because most people can’t pay off a loan in as short as 6 months. If you go beyond the loan term, you may have to pay additional fees and penalties for extending the loan duration. This is a risk in taking a hard money loan with too short a duration to pay it back.

Hard money lenders usually do NOT verify income unless the loan being requested is on an owner occupied property.
