Colorado Hard Money Loans: Fast Private Lending for Real Estate Investors

Introduction to Hard Money Loans in Colorado

Denver, Aurora, Colorado Springs, Pueblo, Fort Collins, Boulder, Aspen, Breckenridge, Vail, Steamboat Springs, Grand Junction, Durango, Pagosa Springs, Glenwood Springs, Estes Park, and Telluride)

If you’re competing for properties in Denver’s red-hot market, racing to lock up a mountain rental in Breckenridge, or eyeing a value-add opportunity in Colorado Springs, I’ve learned one thing in my 17+ years as a direct lender: speed and certainty always win. Hard money delivers asset-based loans in Colorado that close fast with flexible loan terms.

As a private money lender myself, and founder of High West Lending and Private Money Utah, I’ve helped countless Colorado individuals and real estate investors secure the hard money financing they need. Whether it’s to win deals in a competitive market or to get fast funding when it’s needed most. Whether you’re a seasoned flipper working Denver’s urban core, or just getting started with your first BRRRR project in Fort Collins, having the right hard money lender partner can make or break your investment strategy.

Below is my Colorado-specific hard money loan guide, and how to get a same-day quote from my team at High West Lending.

What is a Hard Money Loan?

Hard money loans are short-term, asset-based loans secured by investment property, or in some cases, owner-occupied property. We prioritize the property’s current value or After Repair Value (ARV) and the borrower’s plan for loan approval rather than focusing on tax returns or Debt to Income (DTI) ratios. This allows much faster loan closings than banks. Unlike traditional lending, where you’ll spend weeks gathering documents and waiting for a final loan approval, Colorado hard money lenders focus on what really matters: the property itself.

In my years lending throughout Colorado, I’ve seen this approach make the difference between winning and losing deals for hundreds of real estate investors. When a great flip property hits the market in a coveted Denver neighborhood like Park Hill, or a cash-flowing rental appears in Grand Junction, you don’t have 45 days to close—you need to move fast, and that’s exactly where hard money lenders shine.

The beauty of asset-based lending is that we’re betting on the property and your plan, not trying to dissect every line of your tax returns. This approach has allowed me to fund everyone from individuals in need of fast funding, to beginner real estate investors doing their first fix and flip in Fort Collins, and even seasoned developers building custom homes in mountain resort communities like Steamboat Springs.

Why Use Hard Money in Colorado?

Colorado’s real estate market is notoriously competitive, and traditional financing simply can’t keep up. The state’s growing population, limited housing inventory, and influx of out-of-state buyers create an environment where speed wins. Here’s why smart investors and individuals choose hard money loans in Colorado over bank financing:

  • Speed to close: Hard money lenders can often close on loans within days or weeks, versus 30-45 days for banks. I’ve closed deals in as little as 2 days when title was clear and ready to go.
  • Flexible underwriting: Focus on “as-is” value or After Repair Value (ARV) and the borrower’s plan of action, not tax returns.
  • Competitive advantage: In multiple-offer situations, a pre-approval letter from a hard money lender makes you equivalent to cash in the seller’s eyes because it removes contingencies like ability to get financing and the appraisal requirement.

The Colorado real estate market is particularly well-suited for hard money loans because of the housing shortage and intense competition from both in-state and out-of-state buyers. When you’re competing against California and Texas cash buyers in Boulder or Aspen, having a hard money pre-approval letter (sometimes called a ‘Proof of Funds’ letter) can be the difference between getting the property and losing it.  For many buyers, bridge loans in Colorado provide the same fast, flexible funding advantage—allowing them to purchase quickly and refinance or sell once the dust settles.

Colorado’s diverse geography also creates unique opportunities—from urban infill projects in Denver, to vacation rentals in mountain towns like Durango, to commercial mixed use projects in Glenwood Springs. Each of these scenarios often requires speed and flexibility that only hard money lenders can provide.

Rates, Fees, and Terms
Realistic street-level shot of an investor couple standing with an agent outside a mountain-town bungalow in Golden, Colorado. Agent holds clipboard; group looks focused while other buyers approach in background. Cool daylight tones, snow dust on roofs, authentic Western clothing. No forced smiles, natural candid vibe.

Transparency is everything in this business, so here’s exactly what you can expect when working with a hard money lender in Colorado like High West Lending:

  • Interest rates: Typically 10-12% in Colorado, depending on the down payment or equity, the property location, and type of property.
  • Loan Fees (also called “Points”): 1-2 points (1-2% of the loan amount). No surprise charges at closing.
  • Loan Amounts (Leverage): Up to 70% of ARV on fix and flips in Colorado and up to 80% of purchase price for bridge loans. Refinances are 65% to 70% of the value.
  • Loan Terms (Loan Duration): 6-24 months.
  • Closing Timelines: Between 3-10 business days once we have clear title and property evaluation completed.

These terms reflect the current Colorado market conditions at the time this article is written, and terms vary considerably from one property to the next. I’ve found that borrowers appreciate having a general idea about hard money loan terms, but often get a particular interest rate or fee structure stuck in their heads.

Don’t get attached to a specific interest rate because that may not be the rate that your property or situation may qualify for. For example, a fix and flip loan in Breckenridge, Colorado will have a higher interest rate than a stabilized, rental property loan in Estes Park, Colorado.

Hard Money Loan vs. DSCR Loan vs. Bank Loan

Let me break this down: Hard money loan = fast funding, flexible, short-term. DSCR Loan = long-term, based on rental property income. Bank loan = lowest rates and highest loan to value (LTV) but slowest approval.

After funding thousands of deals across the Western U.S., including Colorado, I can tell you that choosing the right financing for your timeline and strategy makes all the difference. Don’t get caught in the trap of trying to find the lowest interest rate because the lender quoting the lowest rate may not approve your loan in the end, or may not be able to close quickly enough to secure your Colorado property. Each type of financing serves a specific purpose in your investment journey. Next I’ll share some examples of what I mean.

Hard Money Loan vs. DSCR Loan vs. Bank Loan (at a glance)

The key is knowing what your biggest need is when getting a loan. If you need speed and something short-term, hard money loans are the way to go. DSCR loans are for rental properties when your personal income won’t qualify. And bank financing provides the lowest cost of capital for the long term when you have perfect credit and documented and plentiful income.

Loan Programs Available
Borrower and High West Lending loan officer meeting in a Boulder café discussing clear rates and transparent hard money terms.

High West Lending offers a range of hard money loans and bridge loans in Colorado (and other Western states) to match your specific needs. Whether you’re an individual or business owner looking to get a loan against your property, buy a property, or you’re a Colorado real estate investor looking to purchase an investment property, we lend to a lot of different types of borrowers on a lot of different types of properties.

Bridge Loans – Ideal when you need to get a loan fast on a home, a rental property, a commercial property located in Colorado. A bridge loan is most commonly used to purchase a property which will be paid off with a refinance loan or a property sale. A bridge loan is also used to refinance a property that is already owned to make improvements, to buy out a partner, or for other reasons. Bridge loans are also perfect for homeowners relocating from one home to another.

Fix & Flip Loans in Colorado & Rehab to Rent Loans – Perfect for Colorado fix and flip properties, or rental properties in Colorado, that need rehab. There are loans with quick turnaround timelines, with pay back in 12 months. These loans are perfect for value-add properties in areas with high demand for housing like Denver, Fort Collins, Steamboat Springs. Or for areas with high demand for rental housing with low supply such as Aspen, Glenwood Springs, and Breckenridge to name a few.

Rental Property Loans & Multifamily Loans – We offer loans based on the property’s rental income rather than your personal income. Short term options of 12-24 months. Excellent for Colorado’s strong rental markets in college towns like Boulder and Fort Collins, or high-demand vacation rental areas with low housing supply like Vail and Steamboat Springs. Single Family Home Rentals, Duplexes, Fourplexes, and Apartment complexes with 5+ units.

Construction Loans – For ground-up construction in Colorado. Whether you’re building a custom home in Steamboat Springs, rental housing in Denver, or storage units in Colorado Springs, at High West Lending we have a construction loan program that would work.

Each loan is looked at individually, on a case-by-case basis.

Sample Colorado Fix and Flip Deal – The Numbers
Group of Colorado Springs investors overlooking city neighborhoods, symbolizing High West Lending’s flexible hard money programs.

Here’s a typical investment property scenario I see regularly in Colorado, using real numbers from a recent deal funded:

Purchase price $350,000 + Rehab $70,000 = $420,000 total needed

After Repair Value (ARV): $525,000

Max loan of 70% ARV = $367,500 loan amount

Loan amount of $367,500 covers a portion of the total cost of $420,000 (purchase price + rehab cost)

The borrower will need $52,500 down on the purchase ($420,000 minus (-) the $367,500 loan amount = $52,500) plus closing costs.

Now this is just one example of a mid-sized, fix and flip property purchase in Colorado’s Front Range. This is only one type of hard money loan that is available, this is our Colorado Fix and Flip Loan.

Our other loan programs in Colorado also cover larger loan amounts of between $1 MM – 10 MM. We also fund bridge loans, rehab to rent loans, commercial property loans, rental property loans, vacation rentals, apartment complex loans, ground up construction loans throughout the state of Colorado.

How the Process Works

My streamlined process as a direct lender looks like this. And it’s designed for speed without cutting corners. My team at High West Lending excels at giving a quick yes or no answer. Here’s how we do it:

  1. Apply (5 mins) – Quick online application. Send us property photos and other property information including comparables to support value if applicable, or rental projections if applicable.
  2. Loan Approval (24-48 hrs) – We move fast on loan evaluation and loan approval.
  3. Loan Closing (Days) – Once all information is verified, including property value, we can close in under a week.

This process works the same whether you’re buying a Denver duplex, a Breckenridge vacation rental, or a mixed use commercial property in Grand Junction. When you work with an experienced Colorado hard money lender like High West Lending hard money loan closings happen fast.

Colorado Market Call-Outs

From my extensive experience lending across Colorado, here’s what I see in different markets and how hard money fits into all of it. This is just a sample of the many areas I lend in Colorado:

Denver Metro (Denver, Aurora, Lakewood, Arvada): Infill flips in high-demand neighborhoods like Highlands, Park Hill, and Capitol Hill. Duplex conversions and ADU opportunities. Hard money helps homeowners compete with cash buyers in multiple offer situations. The metro’s dated housing stock creates consistent demand for quality renovations.

Colorado Springs & Pueblo: Strong military presence drives consistent rental demand. Lower price points than Denver make fix and flips more accessible. Hard money loans enable investors to move quickly in this fast-appreciating market where inventory moves within days.

Northern Front Range (Fort Collins, Loveland, Greeley): College town rental demand (CSU, UNC) plus growing tech sector multifamily housing demand. BRRRR opportunities with strong rent-to-value ratios. Hard money allows investors to acquire and renovate properties quickly before refinancing to long-term rental loans.

Boulder: Premium market with limited inventory and strict building regulations. Higher price points require larger loan amounts. Hard money provides speed needed in this ultra-competitive market where cash offers dominate.

Mountain Resort Towns (Aspen, Vail, Breckenridge, Steamboat Springs, Telluride): Vacation rental goldmines with strong short-term rental income potential. Hard money enables investors to move fast and make repairs or improvements to dated properties.

Western Slope (Grand Junction, Montrose, Durango): New construction opportunities and fix and flips. Lower entry points and growing markets. Hard money helps investors capitalize on Colorado’s expansion in growing cities.

Mountain Communities (Estes Park, Pagosa Springs, Breckenridge): Growing tourism economies with strong vacation rental potential. Properties in these areas often need updates to meet modern vacation rental standards—perfect for hard money, rehab to rent loans.

These market insights come from years of funding deals throughout Colorado and understanding what works where. Each market has its own opportunity profile, and I lend throughout the entire state, from the Eastern Plains to the Western Slope and everywhere in between.

Real Estate Investing Pitfalls to Avoid in Colorado

I’ve seen mistakes cost Colorado real estate investors significant money over the years, and I share these insights to help you avoid the same traps:

Underestimating mountain property challenges – Permits in mountain towns like Aspen, Steamboat Springs, Telluride, Vail, and Breckenridge can take 3-6 months longer than Front Range cities. Factor in short construction seasons at elevation and potential weather delays. Factor in higher labor costs and overall higher renovation costs. What takes 4 months in Denver might take 9 months in Breckenridge.

Ignoring wildfire risk zones – Colorado’s wildfire exposure is increasing. Properties in wildfire-prone areas may face insurance nonrenewal challenges or significantly higher premiums. Always verify insurance availability and cost before purchasing. Some mountain properties are becoming difficult or impossible to insure affordably to due wildfire risk in these areas.

Vacation rental regulation changes – Many Colorado mountain towns are restricting, heavily taxing, or banning short-term rentals. Before betting on short term rental income, verify current regulations in your target market. Individual towns frequently update STR rules.

Seasonal rental fluctuations – Mountain market vacation rentals can have dramatic seasonal swings. A property generating $8,000/month in January might generate $2,000 or less in May. Build conservative projections and maintain cash reserves for slow seasons.

No clear exit plan – Know whether you’re selling or refinancing before you start the project, and have at least 2 backup plans. Colorado’s regulatory market, and the lending environment, can change rapidly so have a plan B and plan C for loan payoff.

Choosing out-of-region lenders unfamiliar with the Mountain West U.S. markets – Lenders outside of the Mountain West region often don’t understand Colorado’s unique market dynamics. Hard money lenders in New York, Orange County, California, or Florida may claim to lend in Mountain West states like Colorado, but few will deliver. This goes back to what I said before when choosing a hard money lender, don’t ever choose a lender based on the lowest cost quote provided. Choose a lender that is state or regionally based, like High West Lending which is based in Salt Lake City. Local and regional knowledge matters, especially when it comes to valuing properties quickly and understanding realistic timelines.

Overleveraging – Colorado’s higher property prices can tempt investors to stretch too thin. Maintain cash reserves for unexpected costs, especially in mountain properties where construction and repair costs run 20-30% higher than Front Range markets.

Underestimating Colorado construction costs – Labor and materials cost more in Colorado than many other states, and costs increase significantly in resort areas. Get multiple contractor bids, verify references and look at past work, and add a 20% contingency for mountain projects.

As a Mountain West based direct hard money lender with extensive Colorado experience, I help borrowers avoid these common traps. My job isn’t just to fund your deal in Colorado—it’s to help ensure your success.

About Corey Dutton: 17+ Years of Western U.S. Lending Experience
Corey Dutton experienced hard money lender in Colorado

With over 17 years of private money lending experience across the Mountain West region of the U.S., I’ve funded hundreds of successful real estate transactions throughout Colorado. I founded Private Money Utah in 2008. We expanded our hard money lending reach into Colorado in 2010 and have been lending in Colorado since then. In 2024 we renamed our lending company to High West Lending to get our name out in front of more real estate investors and individuals throughout Colorado, Idaho, Montana, Wyoming, Arizona, and Nevada.

My experience spans every major Colorado market—from Denver’s competitive urban core to Steamboat Springs value-add properties, and from Colorado Springs’ military rental market to Grand Junction’s mixed use commercial growth. I’ve personally evaluated thousands of Colorado properties across all of Colorado and so I’ve grown to understand the nuances that make each market unique.

I’ve contributed to the American Association of Private Lenders on various topics related to hard money and private money loans, and previously served on its Ethics Advisory Committee. I’ve served on the board of directors for a real estate investor association and I frequently present at real estate investor events throughout the year, educating investors on how to use hard money loans strategically to fund their real estate investments.

Unlike large, out-of-state hard money lending funds that treat Colorado like any other market, I understand the state’s specific challenges and opportunities. For example, permit timelines in mountain towns, wildfire insurance considerations, seasonal vacation rental dynamics, and the competitive nature of Front Range markets. This local expertise allows me to make faster, more informed lending decisions that benefit Colorado borrowers.
